I don’t really need to sell Greece here – it’s pretty obvious why it’s an attractive destination from a lifestyle point of view.
But I’ll note two points:
– 7% tax on worldwide income for retirees that move to Greece
– €100,000 flat tax option on income outside of Greece to attract wealthy people
Yes, the country is an absolute bureaucratic nightmare just like Italy, but there are nevertheless advantages to moving there.
Not to mention, real estate on some islands is really cheap, and in some cases if you do a proper renovation job you can earn decent yields.
A few years ago my family and I went to visit Angelina on Lesvos / Lesbos island across from Turkey. We thoroughly enjoyed our time there.
We had a short call recently to do the return on investment case study of a real estate purchase and renovation carried out by her clients from New Zealand.
What’s not to like?
- Low prices that are gradually increasing
- Classic Mediterranean lifestyle
- Decent yields on Airbnb thanks to booming tourism from Turkey and northern Europe. There are a few Greek islands across from Turkey that have a special visa-free regime for Turks. This is the only opportunity for Turks to visit the EU visa-free. Needless to say, easy entry combined with cheap booze ensures full ferries from Turkey
- Tax incentives for those who choose Greece as their tax base
But as with everything in life, it’s not perfect. You need to be comfortable with:
- Earthquake risk (mitigated by quality renovations)
- Risk of conflict
- Bureaucracy
- Low liquidity
But with very little money, you can get a slice of paradise.
