People often ask me about real estate in Panama. I haven’t traveled much outside of Panama City so cannot I speak for the interior of the country, though I hear there are decent deals to be done there.

However, I was not impressed with Panama City real estate from an investment point of view. Prices have been hit hard by the Situation and rental yields are currently very low. I believe there is more downside to come unless a flood of cash suddenly wants to find a safe haven (which is not impossible).

We also discussed some of the dynamics driving the real estate sector in Panama City.

I have no doubt that Panama City real estate will become a good investment again, the city has a lot to offer. In this video I met with my agent Alexander who showed me an apartment for sale and we ran through the exact numbers in terms of rental yield calculations to offer people a realistic view of the current market reality.

Are there better deals out there in Panama City? For sure, but this one was fairly typical, which was the objective of this video.

I am not negative Panama

To be clear, a combination of low rental yields and some degree of further downside does not mean I am “against” Panama. The fact is that Panama is one of the best options for people who want to live in a reasonably pleasant country, with great weather, a good airport, low taxes, or even 0 taxes if structured properly..

Buying real estate in Panama, even if it is not the best deal right now, does not make for a bad investment if it allows you to obtain residency in Panama, increase your options, and potentially massively reduce your taxes if you move there. It all depends on your objectives.

The reality is that these immigration programmes are becoming stricter. Panama was much easier before. Turkey is in the process of increasing its minimum real estate investment for citizenship to $400,000, and other countries are making changes.
