I’m spending my summer in Montenegro, as I often do, with side trips to other Balkan countries.

The water is warm, the sun is shining, the old towns dotting the coastline are as beautiful as ever, life is (extremely) affordable, and the people are very direct and fun.

I like it here.

Montenegro also happens to be a very easy place to obtain residency. Owning local real estate entitles you and your family to residency.

An alternative is to create a local company, appoint yourself director, and pay social security contributions and taxes linked to your salary. Even if the company is not very active, it is generally enough to qualify for residency. There is also a Montenegro Citizenship by Investment programme which will expire at the end of the year. It’s rather expensive, but an interesting option for those who can afford it. More details and cost breakdown here.

Montenegro is a great place to buy lifestyle real estate

In this particular video, I met with “Peter Square Meter”, my favourite agent in the Kotor Bay area. He showed me a villa with amazing views going for €250,000. With some negotiating, one could expect gross yields of 10%. Net, maybe 4% because this villa would require a fair amount of maintenance and the renovation is starting to be a bit 00’s.

I can’t say this is very representative though; one can generally expect gross yields of approximately 4%-6% in Montenegro.

Also, the villa hasn’t been fully legalized. Peter elaborates on this Montenegrin particularity.
