I typically spend a few months every year in Montenegro. It’s one of my favourite spots in Europe.
Why?
– Great weather
– A stunning coastline
– Good value skiing
– Great hiking
– A laid-back atmosphere
– Affordable
Did you know you can claim residency in Montenegro by just owning real estate or creating a company in Montenegro?
Once you have your residency papers, and then spend enough time in Montenegro to become a tax resident, you effectively live in one of the best fiscal regimes in Europe:
– 9% personal income tax
– 9% corporate income tax
– 9% dividend tax
– 9% capital gains tax

I’ve done a few deals with ntRealty, Peter’s agency, and it’s always been a pleasure working with him. Do subscribe to his Youtube channel and check out his listings HERE if you are interested in Montenegro real estate.
I’ll post the video on my own Youtube channel in a week or two. To be fair, he did all the editing and work so he deserves the traffic ๐
I wrote an article on real estate in Montenegro last year. You can find it here.
For those of you in the Northern Hemisphere, do enjoy the last few days of August sunshine before governments lock you down again back into your cages.

Hi, how much is minimum investment in Montenegro? Thank you
Hello Johan, there is no real minimum for the real estate option. The government just wants you to have at least 9m2 or 12m2 (I forgot which) per person qualifying for the visa. So if it’s for a couple, then even a mid-sized studio would suffice for the two of you to obtain residency.
The company option allows you and your family to get the visa as long as the company stays active. Expect running costs of about 3,000 euros per year. More details here: https://thewanderinginvestor.com/services/international-company-formation/create-a-company-in-montenegro/
Details on CBI, by what I understand you are required to donate 100K Euro’s to the government and invest either 400k EU for waterfront gov approved development or 250K EU into countryside investments, is this correct?
and could you provide a link to some of the country side investment properties (ones with homes already built if possible)
Also, can you include family, as my sister and I are both interested in this option
Hello Brendon,
Sure. Will send you an email.
