Imagine the Thailand of 20 years ago and all its advantages
- Beautiful
- Constructive demographics
- High economic growth potential
- Booming infrastructure development
- Increasing education levels
But add to this a country that:
- Actually welcomes foreign investors by giving them full rights instead of constantly seeking to limit their rights
- Has open banking (with both pros and cons)
- Operates a much freer economy
- Is right now a crypto paradise
- And that actually naturalized long-term resident foreigners
This is Cambodia
Let’s be clear upfront. It is easy for any Westerner to get a one-year work permit or retirement visa for a few hundred dollars. When I was there for a few months earlier this year working on business opportunities, I got a six month work permit to open a number of bank accounts. It cost me a few hundred dollars, involved almost zero paperwork and was issued in a week.
But as we all know, easy pathways like this inevitably become much harder
Cambodia has too much going for it. Eventually that’ll change, and probably sooner rather than later. Already they have restricted a bunch of nationalities from such easy visas in Q1.
This is where the Cambodia My 2nd Home (CM2H) program comes in, modeled on Malaysia’s MM2H, but much more affordable.
It’s a 10-year residency by investment in real estate or bank deposit, or by outright donation. After five years, it can lead to citizenship without the need to learn Khmer (unlike the usual pathways).
Is citizenship guaranteed? No. You are expected to treat Cambodia as a true residence for a fair period of time and to do business and create jobs there. It’s not a passive citizenship play. It’s an active one, but it works. This is rare in Asia.
I discussed the details of the program with Kent, the program manager.

- Looking to diversify into Asia? Phnom Penh real estate, if done right, is a good option. Are you sitting on crypto you are struggling to “get back into the system?” In Cambodia you can buy any real estate with crypto, and then collect your rental income in non CRS bank accounts (high privacy).
