How to get Residency by Investment in Oman
It’s very simple.
- You need to buy ANY real estate within what is designated as an Integrated Tourism Complex (ITC).
- You can keep it for your personal use, or rent it out and live somewhere else in Oman outside of an ITC, or even not rent anything and just keep the residency as a paper residency.
- You and your spouse qualify as well as EITHER the underage children OR the parents of the applicant. One generation up, or one generation down.
- The residency is valid for 2 years, and is renewable for as long as you own the property.
- No minimum physical presence requirements. If you want, you can show up every two years just to renew your residency (plan about two weeks).

- The purchase process is more bureaucratic for foreigners, so it is important to choose a real estate agent that deals with non-Omanis.
- It’s a small market. People talk. So you need an expert by your side who knows all the details of the various developments. For example some buildings have issues with maintenance, regular piping issues, or even mould. As a foreigner who is not intimately close to the market, you won’t know the individual buildings’ reputation on the local market. Most agents will gladly flog you such apartments, but Nicole has a reputation to maintain and she doesn’t want trouble when managing your apartment afterwards.
