What if I told you that you can buy a two bedroom apartment with national park views for only $63,000?

What if I told you that you can spot giraffes, zebras, rhinos and other wildlife from your balcony? And that when you tire of your at-home safari, that you can relax in onsite amenities such as an outdoor swimming pool, well-appointed gym, etc.

What if I told you these apartments are a 25-minute drive from the best neighborhoods of a booming capital city of over 6 million people and a 15-minute drive away from a major International Airport?

This is the sort of value Nairobi offers. I have a hard time imagining a world in which such apartments will go down in value in the next 5 years. The uniqueness of such views constitutes a serious moat.

In a world of crazy valuations, these are valuations that do not seem excessive at all.

Pratik and I went to check out this upper-middle class development in Nairobi.

Transcription of “National Park Apartments from $63,000 in Nairobi, Kenya”

LADISLAS MAURICE: Hello from Nairobi. We’re having Whoppers on our way to go check out some unique real estate that I guarantee you, can only be found in Nairobi here in Kenya. What is it, Pratik?

PRATIK: So we’re going to the National Park to see villas and apartments just which have an unobstructed view of the National Park. These are now towards the other end of the city, it’s going to be something you’ve never experienced before.

LADISLAS MAURICE: So, imagine apartments, you can see lions, cheetahs, giraffes, etc., just a 10-minute drive away from an international airport. All right, we’re going to finish this. Jump on the highway and go. So, Pratik, how far away is it from Westlands?

PRATIK: It’s roughly 20 to 25 minutes, maybe half an hour, to the end of the expressway.

How fast you can get to Westlands from Nairobi Airport?

LADISLAS MAURICE: And just look at this nice infrastructure. Um, the Chinese built it, right?

PRATIK: Yeah, Chinese built it. They delivered it within a year and a half. It’s solved a lot of issues in terms of traffic and it’s one of the first expressways of such in East Africa.

LADISLAS MAURICE: Yeah, I mean, before going to the airport from Westlands, from downtown, would take what? Like an hour, an hour and a half?

PRATIK: In peak times, even uh, yeah, an hour and a half, two hours, sometimes three hours. There was just no roads for people to go on, right? Or there was no space left rather.

LADISLAS MAURICE: And now? 20 minutes?

PRATIK: Now 20 minutes. It’s made journeys to the airport especially convenient.

Infrastructure development in Kenya

LADISLAS MAURICE: Yeah. So, I mean, there’s so much infrastructure development in in Kenya, and you just feel the impact. Each time I come here, things get a little better. And even though the country’s growing a lot and the city is growing a lot, traffic is not getting worse. Um, they seem to be doing pretty well with their urban planning in in the big scheme of things. I mean, there are a lot of issues for sure, but in the big scheme of things, Kenya is doing is doing pretty well. Now, one downside of Kenya, I’d say, is the airport, in the Nairobi airport, is honestly just shameful for a car. It’s just shameful for Kenya. Yeah, it’s a terrible airport, hasn’t been renovated now, I don’t know how many decades. Uh, but they have plans to  change this, right?

PRATIK: Yeah, they’ve signed a deal with one of the Chinese companies. They’re going to revamp it. I mean, with other airports coming up in the region, it’s long overdue now.

LADISLAS MAURICE: Yeah, long overdue. So, that’ll take a few years, but then Nairobi will have a world-class airport. I mean, as I travel a lot around Africa, and a lot of these countries have just brand new airports now. And most of them are built by the Chinese or the Turks. So, you know, good infrastructure for flying around Africa. Flights are still very expensive within the continent, but over time, it’s seems to be improving.

Touring a 300m2 villa (260k) in front of a national park

LADISLAS MAURICE: The views are insane from here.

PRATIK: Spectacular. I was telling you from when we started the journey that you’re going to be surprised.

LADISLAS MAURICE: What are the price points before we go see in detail?

PRATIK: So, the villas are going from 260K USD. The two-bed apartments are from 63,000 USD, three-bedroom apartments are from 74,000 USD.

LADISLAS MAURICE: All right, let’s go check out the villa because it’s ridiculous actually. So, Pratik, what’s the size of these villas?

PRATIK: These villas are 3,260 square feet.

LADISLAS MAURICE: For $260,000?

PRATIK: Yeah, $260,000.

LADISLAS MAURICE: All right, that’s really not expensive. And first line?

PRATIK: First line. I mean, after the SGR line you’ve got, the National Park extending beyond. Yeah.

LADISLAS MAURICE: And little private garden. What about amenities in the development?

PRATIK: So, as part of the master plan, they’re going to build a massive community center kind of thing with pool, gym, a hall, shops, and things like that. And hopefully, there’ll be a supermarket as well. So, this is a four-bedroom house, and this is one of the bedrooms there. This is the walk-in closet. There is a bathtub in this bathroom, and then look at these spectacular views.

LADISLAS MAURICE: Nice. What a nice view to wake up to.

PRATIK: Yeah, very serene. You don’t hear the noise of a main road. You’re right now, even we are hearing birds chirping.

LADISLAS MAURICE: You are a 10-minute drive from the international airport, you’re a 25-minute drive from all the businesses, the headquarters, downtown, all of that.

Nairobi Standard Gauge Railway to Mombasa

LADISLAS MAURICE: And then but what’s the train track here?

PRATIK: This is what we call a Standard Gauge Railway. It was built by the Chinese, a number of years ago, and this runs directly to Mombasa and has stops in between.

LADISLAS MAURICE: Is it loud? Are there a lot of trains?

PRATIK: No, it’s standard gauge. It’s not that loud and there must be a maximum of about 10 lines a day crossing through here.

Safety and security in Nairobi, Kenya

LADISLAS MAURICE: And what about crime? Because you know, I I’d be personally potentially a little bit worried about people just jumping over the fence.

PRATIK: Yes, so I mean, in Nairobi, as you must have seen, people build deterrents to crime, to avoid it. So the boundary walls, the electric fences, they have watchmen and things like that. And they probably have security cars on patrol as well. So that will be the usual going on here. I mean, we are out there, definitely, but I don’t see it as a huge concern. So this is from the terrace, which is part of your unit included. And I mean, you can just see into the expanse.

LADISLAS MAURICE: Gosh. All right, so I would definitely add a jacuzzi here.

PRATIK: Maybe a barbecue as well.

LADISLAS MAURICE: Sure.

PRATIK: Why not?

Who is investing in safari-front villas in Nairobi?

LADISLAS MAURICE: Wow. Okay. Yeah, this is okay, so, look, I’m trying to understand the target market here. I mean, this is this is truly unique. If you want unique property that will probably appreciate over time, I mean, this is it. Let’s be very clear about this. Is it an immediate play on rental returns?

PRATIK: No, you’re looking at about 5 to 6% rental returns here. Yeah, so not uh a yield play.

LADISLAS MAURICE: Yeah, nor is it a quick flip. It’s a really 5 to 10 year outlook capital appreciation. Because I mean, it’s unique and there’s only so much so many villas you can build in front of the in front of the park. So, who’s the target market for this? Because, you know, when you drive around here, it’s not particularly rich, then you get into this development, it’s nice. It’s uh, you know, you’ve got some slums around, uh, but you also have some businesses and the airport, and there’s a lot of development. Like, help me understand, like, what’s around, who’s the target market?

PRATIK: So, around here, I think we had seen there’s quite a number of hospitals. So that puts doctors and the like, who want to live near here. But mostly it will be people who want to live in. Uh, there will be a few people looking at it for an investment perspective, but capital appreciation over rental yield.

LADISLAS MAURICE: Brenda, can I ask you to come over here? I’ll put the microphone on you. So, Brenda, you work here at the development?

BRENDA: Yes, yes, yeah.

Which animals can you see in Nairobi?

LADISLAS MAURICE: So, first of all, which animals have you personally seen here?

BRENDA: I’ve seen giraffes, I’ve seen zebras, I’ve seen hyenas, I’ve seen ostrich, I’ve seen buffalos.

LADISLAS MAURICE: Wow.

BRENDA: Yeah, there’s so many animals in here.

LADISLAS MAURICE: Where else in the world can you get capital city real estate, close to an international airport for a huge villa like this for $260,000, frontline view to a national park with all this wildlife. This is really truly unique.

Who is living in safari-front apartments in Nairobi?

LADISLAS MAURICE: Can you tell us a bit more about the people who bought here already or the tenants, where do they work, where are they from, are they Kenyan, are they foreign, who’s living here?

BRENDA: Some of them are foreigners, some of them are locals.

LADISLAS MAURICE: Is it more locals or more foreigners?

BRENDA: Oh, actually, it’s more locals.

LADISLAS MAURICE: Okay. And are they investing or are they living here?

BRENDA: Some are investing, some are living here.

LADISLAS MAURICE: And do most people live or invest?

BRENDA: Most people invest.

LADISLAS MAURICE: Okay, most people invest. Okay. And the people living here, where do they work?

BRENDA: Some are businessmen, some work in Westlands, some are politicians.

LADISLAS MAURICE: Okay. And the hospitals as well? Because there are a lot of hospitals right now.

BRENDA: Yeah, there’s some from the hospital who are staying here.

LADISLAS MAURICE: Okay.

BRENDA: Yes.

LADISLAS MAURICE: The way I look at it, this is a long-term investment, it’s not easy quick money, but as Nairobi develops, as this area develops, as the airport grows, prices will go up here, it’s inevitable. And then also a potential lifestyle place. So let’s say you have a you have a penthouse or a nice apartment in Westlands, in Brookside, you spend your time there, um, and then on weekends you want to have people over, you have a jacuzzi, a whole hangout area, barbecue and then you just, you know, look at the wildlife. This would be a good lifestyle option or for diaspora who come down to Nairobi. They don’t necessarily want to be in town because it’s the vacation. They want to be a little bit more remote but still 25-minute drive away from Westlands and have something really peaceful so that they don’t deal with all the drama in town. This is also a very good option and typically diaspora is thinking long-term, so this would be a good bet.

Payment options for real estate investments in Nairobi, Kenya

LADISLAS MAURICE: So, Pratik, you have all the information on this development.

PRATIK: Yes, we have all the information.

LADISLAS MAURICE: Are there any payment plans?

PRATIK: Uh, you can pay over the lifetime of the construction.

LADISLAS MAURICE: Okay, so the villas that are ready, cash purchase?

PRATIK: Cash purchase.

LADISLAS MAURICE: But the two bedrooms, three bedrooms being built?

PRATIK: You have a payment plan, yeah. I believe.

BRENDA: You have mortgage, you have cash. Yeah, so they accept all types of payment plans.

LADISLAS MAURICE: And when is the construction going to finish?

BRENDA: Like the first phase is going to be finished by next year, July.

LADISLAS MAURICE: July. Okay. So, July 2027.

BRENDA: Yes.
