I met with Max, an Argentinian-American realtor in Buenos Aires who specializes in helping foreigners enter the Buenos Aires real estate market. We did two in depth case studies of real estate in Buenos Aires, in Retiro and in Palermo, for both long-term and short-term (Airbnb) numbers. We also elaborated on the market as a whole an on the subtleties of property investing in Argentina.

I took a journey with Hany through various developments on the mainland Red Sea coast of Egypt. We tour the luxury Orascom development in El Gouna where we give an overview of lifestyle, schooling options for children and the options for purchasing real estate. We also visit the main coastal city of Hurghada where we tour apartments and developments that might be interesting for foreigners looking to achieve residency and Egyptian citizenship by investment.

The 6th district of Budapest recently voted to ban Airbnb from 2026 onward in a local referendum. We discuss whether this will spread to other districts, the impact on the Budapest real estate market, and the current state of the property market.

My Canadian buyer’s agent and I visit an apartment in Feriköy, a gentrifying neighborhood in the Şişli district of Istanbul. We tour the property and go through the relevant numbers to arrive at a realistic net rental yield. Topics such as occupancy, currency depreciation and eligibility for the Turkish CBI program are also covered.

I sat down with Mike to learn about an interesting development in Nicaragua that aims to offer housing with low electromagnetic frequency exposure. All modern communication devices we use emit EMF and it can generate sensitivity and discomfort for some people. We discuss how the development maintains low readings of EMF as well as the current investment environment in Nicaragua and the catalysts driving the country forward.
